ROOF INSPECTIONS

3. What do you inspect? We walk the overhangs and look at your eave vents (picture below showing soffit eave vents) to calculate your ventilation. Ventilation is an extremely important aspect of a new roof. We also take measurements, look at your roof pipe flashings, chimney flashings, AC flashings, roof slopes. (Certain roof slopes dictate what type of material you can install. For example: You can install a composition asphalt shingle roof down to a 2/12 slope, but anything less than 2/12 requires a fully adhered roof system like a Self-Adhered rolled out 2 or 3 ply system. Or: 4/12 slope allows (in most instances) for a single layer of underlayment, but 3/12 slope requires double layer of underlayment, or self-adhered underlayment.) We really look at your roof so that this project is done once and it is done right.

4. Do I need to be home? No you do not have to be home, however, we like to have access to back yards so if you have dogs we appreciate it if they are locked away. You do not have to be home in most instances, but we like it if you are. We like to meet you, show you photos, give you brochures, etc.

Note: If you have roof leak it is good for you to be present so we can see the leak inside the home.

Roof inspections help us determine if the roof needs maintenance, repairs or needs a re-roof.

Inspections are part of our free estimate process. Our inspection is part of our internal process so can provide a good faith estimate to repair or re-roof the property. Inspection reports, letters or photo documentation, etc. may come with a cost or a fee. Emergency repairs come with a cost or service charge. Some roofs due to access or steep slope and other conditions may not be able to be inspected on the roof. Also, sometimes only a re-roof or removal of roofing, walls, skylights, flashings etc… can really determine why or how a roof is leaking. Even my Father who has been roofing for close to 50 years and I have been roofing for 20+ years at times have said, “wow I have never seen this before.” when finding a roof leak or problem on a home.

What if I am buying or selling a home and want a Roof Warranty or Certificate?
We do not provide warranties on other roofers installations. Nor do we provide insurances or certificates that a roof will be leak free for a certain amount of time on other installations. Much of what makes roofing a quality installation is hidden from the naked eye. We can provide a general letter of the roof condition based on a visual inspection such as condition of shingles or tiles, condition of ridge material, presence of proper flashings and weather seals on pipe flashings, debris or lack thereof in flashings or valley flashings, etc. However, that letter is for general information and does not carry a guarantee or a warranty.
